The Prince Edward Island Credit Decision Report which is also known as a landlord credit report is an effective renter check tool that can help you to identify your prospective tenant by verifying their name and date of birth.  The landlord credit report validates the Social Insurance Number which can also help to identify your prospective tenant.  In most instances, the landlord credit report will list current and previous addresses and it will also tell you if the prospective tenant has any bankruptcies, liens, collections or civil judgments.  A letter grade from A+ to F along with a recommendation and advice on the delinquency rate for the grade is also provided by ATS on the landlord credit report.  This is a risk assessment based on consumer credit data for your prospective tenant.  A recommended grade for the residential rental industry is C+ or higher.  This is indicative of a prospective tenant with a good credit history.  Scores that fall below a C+ usually indicate that there is a risk associated with this prospective tenant such as a late payment history or payment problems.

Why does ATS have a Credit Decision Report and why can't I get a full report?

In January 2007 the rules changed. All major credit bureaus now require resellers like ATS to conduct a physical site inspection of each end user's office (yours), whether home based or a commercial office. 

This Regulation was deemed necessary as a result of identity theft and the misuse of tenant credit checks obtained from the bureaus by both resellers & end users. ATS is site inspected annually to ensure strict compliance. This has drastically reduced identity theft, and with your cooperation and your diligence we can ensure that this does not happen within our membership. ATS servers have Site Secure Certification.

Commercial Credit Report

A commercial credit report is report on a business, not an individual.  The commercial credit report is obtained from Equifax Credit Bureau.  The report includes a score, credit summary, trade payment information and trade payment totals.  Other information includes inquiries, company background information, legal filings and collections.

If no match is found and no file is produced on the business you are searching, a full refund will be given.

Applicant/Address Verification

An applicant/address verification verifies any names and alias, current and previous addresses, Social Insurance Number and date of birth for your prospective tenant.  This information is provided as part of the tenant credit report when doing a landlord rental check.

The applicant/address verification can also be helpful when trying to locate a previous tenant that has left you with unpaid rent or damaged property.  When utilized for this reason, this search can be ordered on its own (not part of the tenant credit report) and does not require written authorization.
